Right now, all across the country people are doing the same crazy thing; they are moving. No matter how many times you have moved in your life, it is such an intense, all-consuming, crazy thing. Packing everything you own into boxes, then into trucks and then hauling it down the highway only to spend the next few days or most likely weeks unpacking. With unpacking comes figuring out where it will all go now in these new cupboards and closets. While packing, how many times is it said, ”Do I need this?” or “Oh! I didn’t know I still had this!”  Then when you are unpacking how often do you open a box and say,”Why did I pack this?” Or, how many of us, while packing, have discovered a box that hadn’t actually been unpacked in all the years you have lived at that address? I was helping an elderly widow pack to move when I came across such a box. I opened it and realized that it was some of her late husband’s things. When she saw the cologne bottle, she took it, opened it and breathed in. I could see her heart remembering him as she took in the scent. She handed the bottle back to me and said with a tender smile, “I still miss him.” I gently packed the box up again and it went with her up north. That is a moment I will keep with me forever.

As Realtors, our job is to get you through one of the most stressful times of your life- selling and buying property. The business of real estate can be just as crazy as moving. Some of our customers are just moving across town, but most are moving across the country either to Florida or from it. So where are people coming from and where are they going? Are they moving to Venice? (check out this article about places to retire)   Well, a lot of people are just moving about the country. The southern part of the United States seems to have a steady hold on destinations people are moving to, according to an article published by the National Association of Realtors, nine out of the 10 areas with highest population growth were in the south and the top four are in Florida.   

If you are considering a move to our part of Florida, there is a new luxury golf course community named Soleta, coming to the area just outside of Lakewood Ranch. The unique luxury golf course community is being developed by the highly respected custom builders John Cannon and Anchor Builder. The 150-acre community will have two miles of the Myakka River running through it with hiking and biking trails to enjoy. Most of the homes will be built on 1 acre. Is overpricing ever a smart move in selling a home? Nope not ever. Sure, every seller dreams of snagging the highest possible price, while buyers hunt for the best deal. But here's the catch: overpricing can send buyers running for the hills, as pointed out in this article. Now, while home prices did rise for a couple years, don't count on them taking a nosedive anytime soon. Price adjustments do happen, if the Seller was reaching for the top shelf price then realizes that was a lofty goal and its time to adjust the price. And that we do see happening. But are lots of homes decreasing their price? Let's take a peek at the current state of home prices. For some context for the data we will review in the vibrant Venice area market, single-family homes are holding steady with 3.5 months of inventory, while condos have a slightly longer shelf life at 5.5 months. Typically, homes spend a median of 41 days on the market, and sellers are pocketing around 97% of their list price.

Now let's see what is happening with pricing. We will look at just the last 7  days of data using our usual "average" home to run the data:  the basic  3 bedroom, 2 bath, pool home with a garage. 

 Let’s see what we find...
Venice: (not including Wellen Park):  total listings 140, there were 13 new listings, 11 homes went pending, and there were 28 price decreases

North Port: (not including Wellen Park) : total listings 154, 11 new listings, 8 homes went pending, 26 homes reduced their price

Wellen Park: (not new construction) total listings 60, there were 4 new listings, 31 homes went pending, 10 reduced their price.

Sarasota: total listings 470, there were 44 new listings , 31 homes went pending, and for price reductions there were 74.

So, what does all that mean? 
Homes are coming on the market, homes are going under contract, and about one in every five or six homes are adjusting their prices. The data seems to reflect a pretty average market.

oh goodness! Who can relate? Even with all my good intentions my kitchen junk drawer still is filled with "just in case " stuff and beyond!
