Ray and I like working with referrals. That is how we met this easy-going fun couple. Their lender referred them to us. The couple told us they wanted a new to newer house. They needed fast internet. They didn’t want to be close to water. They needed 3 or 4 bedrooms. But one of the bedrooms must be good sized. The need was legit because their teenage son is 6’4” and growing and he wasn’t going to fit in 10x10 bedroom. We looked at many over several weeks. We looked at new construction in gated communities, we looked at newer homes in older neighborhoods, but nothing was just right. Until we walked into a recently completed home. They walked in and turned to us and said, “How do we buy this house?”. Well with that we went directly to the office to put together an offer. The offer was accepted. Inspections went flawlessly! The inspector even commented “I would have this builder build my home.” Never have we ever heard the inspector say such words. We were smoothly cruising towards closing.
Then Ian came to town.
Homes were damaged all up and down the coast. The Buyers lost power and internet for nine days. The medical facility she worked at was damaged. Phone service was spotty and limited at best. Ray and I were without power for 12 days and without internet for 20. Flood waters were everywhere. But dates have to be met when you have a contract. There is a seven-day provision in the contract called Force Majeure, but you have to be able to reach all parties to let them know we need to stand on this contract provision. The listing agent and seller showed great kindness during this time as we all regrouped to get to the closing table. And we did indeed make it to the closing table, a few weeks late but we made it.
Oh, what happened to the home they were buying. Nothing! Well, not completely nothing, it came through Ian with minor issues. The screen door needed some attention, an outside light needed to be replaced. And now the fun easy-going family is sitting on their screened in lanai enjoying life and so glad they Said Yes To the Address!
